The Old Spaghetti Factory building will reopen as a three-story office building next to a new apartment project on Seattle's waterfront.

The historic structure at 2815 Elliott Ave. was built by salmon packer Ainsworth & Dunn in 1902. After nearly half a century of pasta and spumoni ice cream in the Old Spaghetti Factory building, Meriwether Partners is renovating the structure and adding a floor, Meriwether Partners co-founder Joel Aslanian said.

The newly named A&D building will total 32,200 square feet next the under-construction luxury apartment building. The apartment building is named for its 10 Clay St. address.

The six-story apartment building will have 62 units and a restaurant with what Aslanian envisions as "a loud, lively casual" dining experience that will attract cruise ship passengers and other tourists ambling between the waterfront and the Space Needle a half mile up the hill.

"It won't be a quiet French bistro," said Aslanian.

His firm paid $9 million for the full-block property three years ago in anticipation of the removal of the Alaskan Way Viaduct and the $688 million waterfront project that will add a pedestrian promenade and park space to the south.
